 That's a good question. However I am in the process of securing a job post residency and I don't know where that will be as of now. I am sure it would be ideal to buy locally as I can go inspect and such more easily but I'm open to investing out of state with reputable companies. Will be doing research on such companies. Any pointers as to which are good safe bets would be welcome.

I initially was looking into buying rental properties then doing a rehab followed by renting it out and hiring a property manager but after reading through posts on here I came across passive investing through turn key properties. Now I'm looking into that.
