Empire has a range they work with that is specific to a number of factors. It usually falls in the 6-8% range. They don't use a set rate. For instance, if you come in and give them 20 properties, the rate will be lower than if you come in with one property in a war zone. Great guys over there that will work with you. As Eric said, they are investors as well so are familiar with the trials and tribulations of a RE investor.

@Dev Horn I thought it was too, but being I have no comparison to it, I wanted to ask around first.

We are going to do a test run in an area we currently do no marketing in and then compare that to a test run of the same quantity in an area we are currently direct mailing.

What kind of paper are your hangers printed on? We just got a quote from our printer that came in really high (about $.26 per unit on an order of 5000). He is printing double sided, full color, on 80# gloss cover paper.

The printer mentioned that the print doesn't come out as clean on anything less than that. My question is, is he just driving price or is he accurate in saying so?

I would definitetly terminate that contract if there is no penalty. I work for a property management company in Houston and this entire scenario sounds bad. Our owners are notified when maintenance is requested and when it is finished. They can also log into their owner portal 24/7 where all invoices are attached. If the resident does not pay, 3-day notices are sent on the 4th every month and the owner is notified of this aswell. Th are things I would expect from a PM.

If you cancel the contract, notify the resident first so they know to pay you and not the PM. I would then ruest copies of your ledger, rent roll, and all receipts immediately.
