Some colleagues and I are interested in the greater Atlanta market and would like to connect with investment-savvy brokers/agents/wholesalers and property managers who have experience working with out-of-state investors. Can anyone provide recommendations?

We're interested in single-family homes in the $75-125k price range, in "Class A" and "Class B" neighborhoods, that rent for at least 1.0-1.5% of total value/month, and require little or no rehab.

Thanks, Jeb.  I'm looking for 3-bedroom SFHs, preferably post-1945, that cost $50,000+ and cash flow at or above 15%.  Because I'm remote, turnkey properties might be easiest, but I'm also interested in working with managers and contractors to do minor rehab for the right properties.
