QUESTION: I just found out one of my properties is zoned to build a NON-owner occupied ADU of the maximum size of 864 sq ft. I would like to put a 3 car garage under it and maximize the size of the ADU. Since this is quite a set size, by the city, does anyone know where I could get house plans for that? I know some architects are charging full development fees and of course, the plans are always the same since the size is regulated. Just wondered if anyone has plans for this configuration or more information on history of doing this?

My theory is, with money so cheap, just put it all in a "pay off my mortgage" savings account. When that account hits your balance remaining, you can decide whether to pay it off... or not. That leaves all the control and safety in YOUR hands.

I love paid off properties and wish you the best in making this happen!!

Excellent advice, Theo. Regarding property management, buyer beware. Figure out exactly what you want them to do and most of all, remember that no one will treat your money with the respect that you will. :)

I agree that 2 people working as servers are going to have a really hard time buying any multifamily in Denver. You could buy a home with a mother in law suite and rent that out to secure your future. It is possible, it is just not going to be easy. I agree that utilizing the Veteran's benefits may be helpful.

Coupling a low unemployment rate, rising home appreciation and strong income growth, online real estate company Zillow predicted that Denver will be the hottest residential real estate market in the country in 2016.

Denver's followed by Seattle, Dallas-Fort Worth, Richmond, Virginia and Boise, Idaho on the Zillow list of hottest 2016 markets.....
