@David Dachtera, I'm looking into if the payments/taxes are current, however it has been vacant for at least a year and it is not yet in foreclosure.

Hi all, my wife and I have located a vacant property that would be a great fix and flip, however after a public records search it appears the owner is incarcerated and will be for 8 more years. Is this worth pursuing?   Has anyone here ever had to deal with anything like this?

Thanks Kuba! This is an entry level home and most in the area have only the basic necessities so with good as new appliances we should be fine. Windows are in good shape and I'm not sure about the electric box. We will be basic with cabinets and countertops as well. We are waiting to find out if our offer is accepted now. Fingers crossed!

For all the experienced rehabbers out there, my wife and I are looking at a potential first flip and would like to get your feedback on our repair estimates. It is an 1100 Sq. Ft., 3/2 Foreclosure and we will be making a cash offer.

Here is what we are estimating right now, so we would appreciate any feedback if anything is missing, not estimated high enough or much too high.

Exterior- Roof, siding, lawn, driveway, etc. all in good condition

Interior-

Demo $500 (removing carpets, flooring, etc.)

Drywall Repair $1000 (various holes in walls and ceiling up to 1-2' across)

Plumbing $300 (two new toilets, fixtures)

Front Door Replace $300

Electrical $300 (electrical box has a circuit breakers hanging loose)

Interior Paint $2500

Cabinets/Countertops $3000

Carpet/Flooring $4500

Kitchen Appliances $3000 (buying refrigerator, stove, microwave, dishwasher used)

Totalling roughly $15500 and this includes labor cost.

We are definitely open to any/all suggestions. Thank you!

Welcome Jay! Mobile is where I grew up. Plenty of inexpensive homes there!
