Thanks Antoine! This would be for a flip. The prospective property is wood and I just found some properties in the area that sold near by but are brick as well as wood. I was just trying to figure out if I could also use the brick homes as comps for the wood property I'm trying to purchase.

I was wondering when pulling comps, could I use both a brick home and a wood home as comps? I mean they both have the same or similar amount of bedrooms, bathrooms, age, sq ft, under a mile radius, etc. The only major difference is one is brick and the other is wood. Could these work or no? Thanks for your input on this!

This is something like a double closing. Is that allowed in this state?

Hello,

I'm a newbie here and I was trying to find the answer to this question but I have been unsuccessful. I was wondering if there is a 90 day (or any day) holding period for real estate cash purchases in the state of South Carolina? Meaning, do I have to wait in order to sell a property if I were to pay in cash (no financing)?

Thanks!
