Hello BP community, My parents would like to start buying rentals as a way to transfer wealth. My siblings and I would also like to invest so that we can build the portfolio faster. The long term strategy is to buy and hold 10 or more properties and pass them from my parents to my siblings and one day to our kids. Would you form a family trust or an LLC for our strategy? What are you doing to analyze the deals you see now? COCROI or something else? I currently just use the MLS and formulate my offers based on the rate of return I want. If a property is listed at $199,000 and in order to get the ROI I want I need to buy at $175,000 I make the offer and explain why. If they say no, that's fine. You just move on to the next one and keep making offers that fit your preferred ROI.

Are you hoping to live close to any particular area for work? Being by the University would be great, but the prices near there are higher than your price point. Searching the MLS public site utahrealestate.com gives you the option to search multi-family that Zillow doesn't have. Their app is pretty good too.
