Thanks for the input. Thinking it over more, I am glad I ran across the requirement now vs. later after a big fine or something. They said it was a misdemeanor but not sure how severe if you work without a remodelers license. I think its something like at $700 fee to obtain the license with a portion going to a state managed fund for claims against contractors or remodelers who are licensed (no luck getting funds if you go with at non-licensed). That $700 isn't exactly cheap but good peace of mind which would allow me to rehab many properties without worry at least in regards to that requirement. I sure hope they don't go the GC route like WA. That would be tough looking at some of the requirements in CO to even be eligible to sit for the GC test. Hopefully that isn't a growing trend for states across the country.

Hi All,

I am going to be moving to MN in the coming year and plan on doing some flipping mostly contractor free with my own sweat equity except for big items like structural, electrical or plumbing system upgrades that may be required on some properties. As I was researching I came across what MN calls a "Residential Remodeler License". The line that caught my eye is in the exceptions to needing such a license. The exception to this license states "Owners doing work on their own property (unless they are building or improving properties they own for purposes of resale or speculation)". Obviously flipping would fit into the later portion of this statement. Has anyone in MN (or anywhere for that matter) ran into this requirement? Any advice on the necessity of this license and/or thoughts on the grey line between homeowner and speculator?
