Hi All,

This is a long shot, but I thought I would reach out to the community and see if there are any tax-preparers on here who are very familiar with taxes and house-hacking. If you know of anyone, please send me their info. Like I said, I’ve read the blogs, studied up on the issues, but I would like someone to help me file to make sure I do it right, at least for 2019. If you are someone who is very familiar with taxes and house-hacking, please contact me and if you know of anyone with this skill, please send me their contact info.

Hi, I know not everyone is a big fan of Than Merrill and Fortune Builders, and I know that some of their focus will be upselling the audience into their coaching and classes. You don't need to tell me that - I don't plan to buy anything else from them.

That said, I did attend their free class and bought a ticket to their three day workshop this weekend. The workshop will cover flipping houses, raising capital, protecting assets and reducing tax liability, working with contractors, agents, and other professionals, marketing strategies, using buy-and-hold investment strategies, and analyzing deals.

For those unfamiliar with them, check out their website... look up their website; I am not allowed to post it. 

If anyone in the Indianapolis area is interested and wants to attend (and can come for all three days), either message me or post here. Please don't post if you're just going to tell me that I shouldn't waste my time. I found value in the two hour class I attended, and I believe that the three day class will be worth my time - otherwise, I wouldn't go or ask you to come with me.

I'm interested in learning as much as I can at this point. There will be other classes next month for those interested offered through CIREIA - but those cost $225 for members and $295 for non-members and cover about 15 hours worth of material (3 hours per class, 5 classes).

Again, look up their website, I am not allowed to post it. 

The Fortune Builders workshop will be held from 9-6 or 7 each day, so that's at least 27 hours worth of material (minus the upselling) for FREE. Anyway, thought I'd ask in case anyone was interested. Didn't want to waste the ticket and I thought it would be fun to meet another person interested in learning real estate and potentially make a new friend or real estate contact. Let me know asap so I can register you as my guest and we can exchange numbers and meet up there. Hope to hear from you!

@Jingru Sui Reverse wholesaling is when you have a buyer's list are they give you the criteria of what they are looking for. You go scouting for them, and if they like what you have to offer, you assign the contract to them for a fee. I'm in the process of trying to put together my buyer's list. 

@Mike D'Arrigo Thanks for the suggestion, Mike! The website you offered has been very helpful in compiling a list of owners who paid cash. I'm not done yet - it's time consuming and I have a pretty thorough spreadsheet I'm filling out, but it is definitely working. Thank you!

Hi, my name is Marissa and I am a newbie at Bigger Pockets looking to get into real estate investing. To start, I would like to begin reverse wholesaling. I am still in the research phase, but I am trying to build on what I am learning and take actionable steps each day.  I have bought and am in the process of reading several books from BP, including “Finding and Funding Great Deals” by Anson Young. 

In it, he describes a way to use listsource.com to put together a list of zip codes that are “hot” to investors. Using his method, I found 8 zip codes in Indianapolis that are currently seeing a lot of investor activity. I am trying to put together a list of these investors so I can find out what they are looking for and start searching for properties for them.

I asked a real estate agent to put together a list of cash buyers for these zip codes, but he could only provide a list of the properties in those zip codes that were paid for with cash. 

So now I am trying to find out the cash buyers for these properties - it does not appear that the Marion County’s Recorder’s Office provides this service for free, at least not online. 

There do seem to be a couple of sites that provide this information, but each property costs between $4.95 - $6.95 to find out who bought it. I would rather not spend $2K to find out this information this way, so if anyone has a suggestion, I’d love to hear it.

Is there a site who will provide this information with a monthly membership where I could pay the fee for the month and perform unlimited searches? 

Are there any other tips or suggestions that you have for starting reverse wholesaling?

Any comments or suggestions that you have will be much appreciated.

Hi everyone,

I'm new to this site, so forgive me for not having done a formal introduction yet. My name is Marissa Staller, and I signed a purchase agreement to buy my first home. The home is unique in that it is connected to a studio apartment, which I had intended to set up and run as an Airbnb listing. I would live in the front part of the home, and rent out the studio through Airbnb.

My problem is that during the home inspection yesterday, the inspectors found radon (a carcinogenic gas) in the basement (levels 4.7) and vermiculite in the attic. Vermiculite has at least a 70% chance of containing asbestos, but it needs to be tested to be sure. Testing for asbestos costs $600, and the cost of abatement if asbestos is found ranges between $15K - $30K. 

My question is what to ask for in terms of mitigating the problems that were found. I know I should ask them to mitigate the radon, but who should pay for the asbestos testing? If asbestos is found, the seller should pay for the abatement, right?  There were several other minor problems found too. Any advice you have to share would be much appreciated. Thanks in advance.
