Non performing real estate NOTE for sale, 3 family house in Richmond Hill, Queens 4,200 Sq Ft House $350,000, market value of home around $800k, email if interested, this is the note (mortgage) on the property not the actual property for sale, to foreclose on a borrower can take 1-3 years, it carries some risk but also a lot of potential upside, so this is for experienced investors. For the experienced note investor only. Note seller requires proof of funds before disclosing documentations on the note, email me for details

Forming a general meet up group that can meet on a regular basis maybe 1-2 times a month would be great. I think consistency is more important that frequency if we could start doing it once a month that would be great, and depending on the level of interest can increase frequency or break out subgroups for different Boroughs, I myself live in Queens and wouldn't mind starting Queens, Brooklyn and Long Island subgroups for example but let's start with the general NYC group and see how it goes?

Would like to do something similar to what Ann Bellamy did in Massachusetts, she talks about it in one of the podcasts,

http://www.meetup.com/Black-Diamond-Real-Estate-In...

Would like to create a group that is informational, and conducive to networking so we all do more deals and make more money, with NO selling speakers, gurus, or any other hard sells.

Would like to see the level of interest and maybe we can get a few organizers together to plan something out...

Looking for partners to invest in real estate in Newark and surrounding areas (East Orange, Irvington), the focus is on distressed and undervalued real estate to fix and flip or long term buy and hold. Getting a ton of opportunities now that are very attractive, just need funding/partners. Open to Equity or private lending partners. Message me privately to discuss further

So I am doing a gut renovation of a one family home in Queens and had to fire my contractor for sloppy work, not showing up to the job and not willing to repair his mistakes after repeated requests.

Now, I am in a bind, the place is a mess with not much money left to finish the reno. Can anyone recommend someone REASONABLE. Don't need the top shelf level guy who charges top dollar but does mint work or the ghetto guy who charges bottom dollar but messes your place up. At this point someone competent who shows up, can finish the job, and not steal or charge me an arm an a leg! Anyone have a good experience with a contractor in NYC and they service Queens please let me know. Thanks.

So I am doing a flip in Laurelton, Queens and had issues from a general contractor doing shoddy work, and a plumber disappearing with uncompleted work and stealing from us (plumbing materials put on our account, not called for at this house, as well as a missing boiler from the house). I have been spending the last few weeks figuring out how to recover some money, I have talked to attorneys and they want on minimum $4,000-$5,000 to file a civil case but I am only suing for around $8,500 for the general contractor so it really doesn't make any sense. I have tried to file in Small claims court but the SOONEST court date they can give me is MAY 2016, and I feel they will not take this court date so far away seriously and I new to recover some funds so I can complete this project and move on. Its seems like it will be almost impossible to get justice on this, and the plumber and contractor know they can pretty much get away with it. Can't afford a high priced attorney at this point. Does anyone have any experiences suing contractors in NY State? Any other ideas of how to persue this?

Post: Government Grants to Rehab Houses in NY State?

So I was listening to this course by Daniil Kleyman which is pretty good, he mentions using government grants to renovate historic properties in Virginia.

I was wondering if there are any programs like that in the NY tri state area. Does anyone have any first hand experience with this? Was having a hard time finding any info online. I am interested in historic properties, affordable housing/section 8 and open to areas to fix and flip and also buy and hold specifically Newark/East Orange and around Jamaica, Queens and Far Rockaway. I noticed there are a lot of dilapidated houses in those areas, I'm guessing because the cost of the rehab would be more than the house is worth.

Perhaps there are some government grants or loans to facilitate a project like this?

Let me know your experience with government grants, thanks.
