You should come by Glenwood Springs on your way back to WA.  I can show you a variety of properties including a commercial building that features the height of 1980 architecture and a vacation rental tri plex.

I have a variety of properties including duplex, tri plex, SF and condos.  I live in a summer tourism location.  My location also currently has a medium term and long term rental shortage problem.  I utilize ABNB and VRBO with some of my units and the increase in revenue is very real.  However, you can't discount the time involved.  If you are good at multi tasking, using their systems, and have cleaning help, it is not too difficult.   One surprise for me has been demand for corporate type housing.  I have a couple of condos that I only rent on a monthly basis at a $250 to $500 per month premium.  They are furnished and the price is all inclusive of utilities, cable, WIF, etc.  It is a nice in between and easier to manage.  Also nice as payment source is better and tenant problems are fewer.

Welcome to BP!  I'm in Glenwood and purchased a GJ duplex in December.  Tenant screening was a bit more challenging than I was used to, but so far so good.  Feel free to ask me any questions.

I am currently looking for SFRs in south Dallas area with the following specifics:

  • Desoto, Glen Heights, Lancaster, or Waxahachie
  • 3 to 5 bedroom
  • 2 bath minimum
  • Currently leased / Section 8 okay
  • No problem if property requires repairs, but am staying away from foundation issues

    Anyone have a recommendation regarding a source on a 30 year fixed rate loan on a duplex located in Colorado?  I prefer the more flat fee, partially do it your self style mortgage companies vs. the 1% commission with a higher level or service type options.  

    I am a couple of weeks from completing the renovations and am close to getting it leased. It is a bit of a different situation as I borrowed from a private source so that I could pay cash for the property.  The private loan is not collateralized by the property, but need to pay it off within 6 months. 

    Both Capital One and McGlone said that they do not offer the product I need.  Capital One said they had a freeze on multi family.

    Thank you @Jon holdman and @Guy Gimenez. Very much appreciated. I am using the LLC mainly for liability protection and tax purposes. I understand the issue with the due on sale clause, so want to avoid any trouble there. Has anyone had mortgage company problems with Texas properties using this strategy of using the special warranty deed into an LLC?

    Thanks for the response to the question. I live in Colorado, so not as familiar with Texas practices. Although not new to investing, I am new to transferring properties between individuals and entities. Are you suggesting I do the special warranty deed to get it out of the LLC, obtain the mortgage in my name, and then quit claim back into the LLC?

    I appreciate the help!
