To be honest I haven't approached him yet, however he is actually my neighbor and he is a widowed retiree who is looking to sell and has been for awhile. He is selling without a realtor. He has told me he'd be willing to get out of if for $30000.00 less then market value to just be out of it. I don't know if the home has a mortgage or not but knowing his financial status its is surely paid for.

Good afternoon BP, I found a good deal in my home town and I'm looking for advice on what paperwork I should use when writing an offer to purchase a home on seller financing. Also if there is anything else I should know before setting out and starting the process as it will be my first attempt and start to real estate investing. thanks guys

I joined bigger pockets just about a week ago and I am impressed at how welcoming everyone is here. I'm new to this industry and I'm looking to soak in as much knowledge I can. Mostly in the financial end of things I've read that it is possible to buy houses for little to no money so I'm here to learn. I have bought renovated a few houses myself however and love doing the work it would be a great way to spend my down time from my principle job and potentially do it full time. To have the freedom to be home more with my kids as I travel a lot for my other job. Looking forward to hearing from you guys. :)

Hi Aaron, I'm new to this as well but I'm 42. Never too late I hope. If ever you want to net work with anybody from Alberta I'll be certain to be here if needed.
