Post: Pay off rentals or primary home?

Looking for advice on whether to pay off the mortgages on our rentals over the next 5 years or to pay off our primary home mortgage. Not sure if there are advantages to either option considering the new tax laws. The combined balances of the mortgages on the rentals equals the balance on our primary home. We are close to retirement and would have the option of increased cash flow if we pay off the rental mortgages or less debt payments if our primary is paid off.  Not sure which direction to go. We are not interested in growing our rental portfolio. Any thoughts would be helpful.

Post: Handling deposits

I rented my SFH to a dating couple. Six months later the man moved out and requested "his" deposit back. He was told "no" by me since he was breaking the lease. The woman has stayed on. When the lease is up and she moves out do I give her the full amount back or locate the man and split the deposit back between the two of them? I'm pretty sure it was all his money put up for the deposit. What are my legal obligations?

Hi my name is Monique Servas. My husband Mike and I are interested in acquiring single family residences to buy and hold for long term investment. We purchased our first last December and self manage. We are looking to meet others in the area with similar goals and experience in finding properties, financing and managing. Our first one has worked out well so far and we are hoping to purchase a second by the end of this year.
