Very close to the 3 largest employers in the city. Lower middle class. Should be a great area for buy and hold. I would be careful with flipping in this area.

Hello from LaGrange, KY (Just east of Louisville). My wife and I have finally decided to take the next step in our financial journey. We both have full time jobs with a combined income of $115-$125k yr. Our goals are to fix and flip ($130-$180k ARV) until we've raised enough capital to begin investing in smaller multi-family properties (4-20 unit properties, C&B class neighborhoods. 5 yr goal of 200+ units).

  At this point the only finances I can bring to the deal are a guaranteed $20K loan from a relative that is interested in providing private money loan. Both of our credit scores are in the mid 700s. Debt To Income of 20.7%.

  I look forward to networking with like minded people here on BiggerPockets. I hope to see a few of you at the next local MeetUp.

(Note: I introduced myself on here back in 2014. Wasnt the right timing as i was in the middle of paying off $50k worth of debt. Also had a newborn baby. We are now ready to begin investing within the next 2-3 months)

Purchase Price: $50,000

30% down on 20 yr 5%

Rehab: $10-$12,000

Expected Rent: $900-950

Insurance: $800

Taxes: $900

I live in the 40214 area. There are quite a few neighborhoods in the 40214 & 40216 areas that I feel would be ideal investment sites.

  Hello! I am very new to the real estate investing market. Just looking to become a sponge and soak up as much knowledge and lessons learned as possible. 

  My goal is to first flip enough properties to purchase my first multi family buy-and-hold unit.

  I have read the Ultimate beginners guide and plan to purchase the house flipping guide next week. I look forward to utilizing all that BP has to offer.
