I am hiring a full time maintenance man to renovate and transform an apartment complex. I have looked through several resumes and narrowed it down to 3 people who have excellent experience working for some of the big name apartment complexes and property management companies in town. All of the selected ones are HVAC certified and have their EPA license.
I am looking for a step by step guide to hire maintenance man.
What kind of work should they be doing as part of their interview to prove they are knowledgeable?
What are some of the qualities I should be looking for in a person?
Below is my current process.
1. Potential candidates email their resumes to me.
2. I carefully go through the resumes and conduct a phone screen with qualified people. I look for the basics(tools, transportation, professionalism, working weekends, being on call, previous income etc)
3. Based on number 2, I schedule them for the next round where I meet them in person at one of the properties.
A. I show them a unit that is recently renovated and move in ready but still has a few minor opportunities. --Here I am looking for how and what they are inspecting the unit and their summary of things to improve on.
B. I then show them another unit on the same property to needs to be completely renovated (cosmetic and hvac serviced etc). --Here I am looking at their body language and to see how confident and knowledgeable they are about taking on the job. Time frame it will take them etc.
