I checked with local credit unions and community banks. Their rates are usually Prime + 1% because because that's not their main focus.

I would recommend starting with a commercial property. (non multi family). Commercial is much easier to work with in terms of tenants, banks, raising capital etc. In addition, the leases are very long term (10+ years) and they are triple net (NNN) so landlord expenses are paid by the tenants. The head aches and tenant issues are 95% eliminated compared to multi family residential tenants.

Lily, I have multiple CBD tenants. It is usually the businesses that are held liable. If there are any issues, the local city/county will not be issuing the tenant a business license to begin with. 

Please make sure the lease is NNN (triple net) to cover all your costs. I would recommend getting a minimum of 10k in security deposit which is typical in addition to signing a long term lease. 3+3+3+3+3 = 15 years. It will make the lender happy.

Can anyone recommend any banks and credit unions to take out a HELOC on primary residence and possibly a rental property? Georgia

I'm looking for the best rates and terms at this point. So far, I have received Prime minus 0.5% 85%LTV. Bank pays 1600 in closing costs on a ten year term, then 20 year amortization.

Perfect Credit, High Income.

This was 4 years ago. I did fill a support tickets and went through with that process to no avail. I ended getting a Buildium Property Management software. You can list through Buildium and it will syndicate with Trulia, Zillow, Hotpads and many more site. Everything is controlled within Buildium including listings, payments, reports etc.
