Sounds like Michael's main point is that his contract gives him irrevocable/exclusive occupancy going in. If tenants are occupying with no lease agreement they are evicted. If there is a lease with to much time, pass. But rarely will I have a landlord call me with a longterm lease in place anyway.

Sounds like TJ's main point is that it's mostly used to entice homeowners. Most of those owners who call will be owners with bad tenant situation. And after getting under contract the end buyer can decide to keep them there or evict.

Thanks for both of you guys responses. Very helpful. I was unsure about whats the "Norm" strategy for wholesaling in this situation.

I have noticed that a lot of wholesalers put in their post cards when mailing to absentee owners, "I will buy with or without a tenant in place." What is the strategy when you have a lead with a tenant living in the house, if most buyers are rehabbers? Do you evict the tenant? Do you sell to a rehabber who will keep the paying tenant in place until the lease expires, if you don't have a landlord buyer? I know sometimes I overanalyze things but I've been curious about this because I know most absentee owners are probably landlords, and, I know wholesalers sale mostly to rehabbers. I am thankful for any response. Thanks!!!

I've heard that Out of State Absentee owners is a good list to farm but what about "In State Absentee owners." Should I include them in my direct mail campaign or should I exclude them when I purchase my lists from listsource.com. Help Please!
