Most distressed homes you find will not have a FOR SALE sign posted. The padlock and papers may be a sign of an eviction and/or code violation (possible motivation). I would continue to pursue these leads by trying to identify the owners.

Location matters a bunch. I've seen the difference of two streets change comps by 20000 dollars. Plus, don't let them dictate the due diligence. ( they're human). Let us know what you happens. :-)

If you don't mind...Did the provided justification to lower include something in the numbers or was it something unconsidered in the property itself?

@Katie Mcfetridge The fact that your ex flips homes as a member of an LLC really does not qualify this forum as the best option for a feasible answer. Many people use LLCs in many different ways, for many different reasons. I'm sure this is a question that can be asked during the free consultation phase when seeking an attorney.

The internal makeup of an LLC can be very intricate, so you may want to search the forums on how to start an LLC to give yourself a sense of how LLC's work and why they are important.

Mike I agree with James, If you are just starting out I am finding that sticking to the lower unit multi-family homes are good to get that first layer of experience. Cap rates come in more so with higher unit multi family homes and commercial real estate. -Theo

Hello Jen, I have 5 years left in the military and I allowed my wife to "re-schedule" our multi-family property. My plan is to wholesale for a year then house hack a multi-family for two additional years while leasing the SFR. BP is a great place to learn. Have fun gaining your real estate stripes. -Theo

These are among the best wealth-inspiration books for sure.

Everyone who works for my organization (only my wife at the moment) will get Psyco-cybernetics by Maxwell Maltz in some form.

The mind-set here is, if you become a better person you inherently become a better:
