One of the issues is rent collection. Apparently the current owners take cash at their office (off site- none here at the complex) and this seems to be a popular way of payment. There are some international tenants and they are prompt with their payments, but in person and in cash. We're not interested in doing business this way and trying to figure out how to change this pattern, especially since we will not have a physical office.

I am in the process of purchasing a multi-unit apartment complex. We do not have a closing date yet. What are the tax advantages to closing at end of year or first of January? Does it matter?

Greetings,

I am in the process of purchasing a 32 unit complex. Up until now we have only dealt with SFH. There is no office in this complex and my husband and I will continue to work our jobs as we manage the property. I was wondering how some of you handle this, whether or not you feel that you need to maintain a physical office and how you work around it.
