What are the rules for owning property in a 55+ community? We aren't of that age, but would like to know if we could still own and either sell, rehab or rent properties in these communities.
There are many of them around us.

I've heard of people tying up properties with a payment of approximately $10. Can anyone here enlighten me on this? Thank-you in advance.

If you don't mind my asking...how did you get started in this?? Did you have a mentor? Do you ever work and/or do deals here in the US?
As a newbie...it make sense to want a mentor, however, we obviously need to be very cautious of whom we attemt to trust.
These forums are awesome and so very helpful. Now we just need to find someone local if possible.

Thank-you for your reply, John. Gave us a lot to think about as far as issues not even thought about.
Very little doubt this would be over our own heads...but would love to partner with someone with more experience.
One question...if we should look for a local investor...how should we look to profit? Ask for a fee or a percentage of profits, etc?

Here's the scenerio...
We found an abandoned and burnt house that had been recently remodeled. Went into foreclosure and the bank owns it. We want to know...1) - how would the bank sell this burnt house to us, 2) - how can we get money to rehab it (i.e. govt loans, city loans, grants), 3) - would it be better to sell it to an investor and how would we charge them (i.e. 10-20% comm of sale price or a flat fee for the info, etc.)?

Appraisals in the neighborhood range from 242,000 to 324,000. As a newbie...would like to know best course of action and at what type of discounted rate might the bank be willing to sell us this house for?

p.s. If there any South Fl investors that would be interested in speaking with us about this property and/or profit opportunity...let us know.
