I will try to be as unbiased as possible, given that I live in the Tampa Bay Area and love my city. From an investment standpoint, there are many investment opportunities out there, the key is knowing how to find them. From a family standpoint, amazing and so much to do (parks, theme parks, beaches, all kinds of attractions, and more.) Feel free to reach out via phone call anytime to chat about this area if you would like. 


Also, I  used to be stationed in San Diego CA, so I am not able to hate, because I understand the love for Cali.

That can be a loaded question. Florida as a whole offers great opportunities that are dependent on various factors such as location and the financial aspect affecting returns. As for the laws, they are extremely fair, I would say landlord friendly. Homeowner and flood insurance are severely impacted by location, but now more so due to the lack of competition among the remaining companies offering these policies. As for floods, look at  https://www.fema.gov/flood-map... for flood maps, this will let you know if a property is within the flood zone and know that you'll be paying a higher price for this policy. Note: A lot of people don't know this, but if the edge of a high-risk flood zone runs between the property, you can contest the flood zone. They call it the "inadvertent inclusions." Can be a lengthy process, but worth the savings if you win.

I agree with Andrew. You can also touch base with a local property manager and contractor to have a better gauge on operating costs and/or for renovations.
