That's a good idea @Jassem A.! I'll try that option. @Mike Cumbie I put in a bid on a property in NJ so I'm not sure if that program would be available to me. I'll do further research on the FHC program to see if i can work Jersey. Thanks again fellas!

Can you finance your closing cost, also what alternative do you recommend for an investor who needs help with closing?

@Scott FRy My sweet spot are areas near the Buffalo Zoo but wouldn't mind exploring Niagara Falls for Air BnB potentials. 

I can't speak enough on how insightful this stream is turning out. Thanks you for the welcome @Ceasar Rosas @Abel Curiel. Having constructive New York perspectives on investing is encouraging. I saw those books on the BP market place and will look more into them. I wanted to start reading "The Book on Rental Property Investing" first.

Thanks @Tamara Elliott-Deering & @Lelith Walker! I will take your advice and look into a tax attorney first before forming an Entity. One more thing, was it difficult receiving sole financing for your LLC and if so were you able to be its co-signer?
