I'm as new to real estate investing as they come, so take this for what it's worth. We just closed on our first 4 unit, and walked through when all tenants were home. None of them had any issue with is being there, or asking questions. We talked to them about their units. Any issues they were having. How long they have been there. I personally felt that meeting them was helpful to me. We are using a property manager, and the tenants do not have my contact info. So the one time meeting was, in my opinion, a positive.

Hello everyone. My partners and I are looking at a building with 16 residential units and 2 floors of commercial office space. The 16 apartments are rented of and the commercial space is vacant. The building will still have positive cash flow with out the commercial space rented, so the question is...What incentives could we use to get renters into the commercial space? Lower rent for the first year? Free rent for 1 year with extended lease? Or another option, convert into more residential space? Just wondering what may have worked for someone in the past. Congratulations! I am a week away from closing on my first property, so I share your excitement. It has been fun for me to listen to the people around me tell me how bad of an idea it is to start this "real estate thing" and how it is not going to work, but I'm doing it anyway! Hello everyone. Just wanted to introduce my self. I've been a member here since November. I've been reading and listening to pos casts trying to learn as much as possible. I'm closing on my first property (a 4unit multi family) this Friday. My partners and I are planing to focus on buy and hold properties with some flips along the way. I am also interested in wholesaling. Can't wait to meet more of you while I continue learning from this site and it's members.

@Mike Webb Thanks. It does sound like we have some things in common. What part of Maryland are you in? I travel through Maryland from time to time. What was your experience with wholesaling? Did you have positive results?

I'm new to real estate investing, and am looking to learn wholesaling. I am closing on my first rental the end of this month, and looking to use wholesaling to fund future deals. I would like to meet, and learn from other people in my area who are wholesaling. I'm not looking for a free ride, but to work with someone on a few deals to learn the basics. Thanks.
