the deal killer here is that the landlord pays for the heat. I would not consider buying a building of this size unless each apartment was sub metered or it was feasible to sub meter.

I dont think you need the name. My attorney evicted a inherited non payed and the notice said "John Doe and all occupants" or something to that matter.

I have most of my rentals in Rochester currently. I only have 3 units in Buffalo right now. I have not spent much time up in Niagara falls but I know when I was last there I was not really impressed by all the vacant properties. It seemed to me to be much worse than Buffalo. I am planning to go there in January though so maybe Ill take a better look at things there.

What are some better neighborhoods around atlanta that are low priced? (if any) I am looking for buy and hold properties.

Thanks for the advise. The thought that the photos were of the property before it was stripped. Most houses in my local market I see listed with a REO broker look great in pictures- when I go look in person most are trashed and stripped, some are even burned out. THe pictures they post are 5 years old. Seems like false advertising. I never purchased from a REO agent before but I cant really blame them when the commission is so small. Thanks for the advise I think Ill keep looking and maybe come down in a few months and check out the area for myself.

I have been looking at Atlanta lately and lots of houses look pretty decent but are real low priced. I know they are probably in bad areas but how bad are these areas? Here is one address:

Hire a good property manager and fly out to where you invest to visit the property before buying. Also to meet the property manager face to face as well as anyone else you plan to do business with. In the beginning I did everything via phone and email but once I started showing my face and meeting the people I was working with face to face things got much better.

I am about to start a rehab on a duplex I own. I am wondering if I should hire one person/company to do the entire job, or hire out someone separate for each thing. In the past I did the work myself and this will be the first job where I am paying to get everything done. I am thinking I might get better prices if I hire the painter separate then the plumber as well as the job will get done quicker. This is for a real low end rental where cost is a major concern. Any thoughts?

Yes everyone is very anti-flipping. It is the investors fault for the situation of the city not the lack of jobs and high taxes. I emailed the link on their website asking what they consider illegal about flipping and they never responded. It seems that if your goal is to flip they will just come down on you with code violations and fines until you get sick of them and give up. Thats the impression I get from that site and some others I have been reading.

Thanks for the replies. I actually got a cheap price on installing a gas unit so I am going that route. $500.00 for the unit and install. Unit is a used unit 4 years old. It is really cold here in the winter so I think the cost to run the unit plus lack of efficiency will be to many headaches for me.
