Post: Flipping Houses that Have Tenants in Them By Current Owner

We've found that most of the landlord owners that we deal with don't want us to let their tenant know that they're trying to sell the house for obvious reasons.

They tell us to tell the tenants that we're insurance agents, and the whole nine, to keep from alarming the tenants.

This can become an issue, as with each subsequent time that we have to show up at the property for a showing, the tenant gets more and more suspicious...

Either that, or they get increasingly more and more harder to work with to schedule showings, etc.

What do you do to make things go at least as smooth as possible in these situations?

Is there any effective way to offer an incentive to both the current owner/landlord and the tenant (or one or the other is fine, as well)?

I've been able to identify a few "top performers" by contacting one of the local Board of Realtors, who gave me the names of the agencies that are members that are the largest.

I then contacted those agencies and asked for the names of their top producers. I would much rather prefer to get this information based off of real live data, though, if possible, rather than what someone says.

I've asked friends that have MLS access to run a search for the agents in the area that have listed and closed the most properties, and I've been told that either they can't do this, or that they don't know how.

Is this true? I know the look of the MLS isn't the same for everyone across the nation, but I thought the MLS would be able to provide this information.

If this is true, is there another way to get access to this info? I want to identify and work on building relationships with the top realtors.

Is there any other way of researching whether or not the deceased had a property, other than searching for their name in an online phone book or something, to see if they're listed with a property attached to their name?

Send a letter addressed to the family of the deceased, offering condolences, and inquiring about whether they may be interested in selling the property?

I was recently watching an instructional video by a local real state wholesaler, who said that I should be able to go to my local probates records department and just ask for the files from the last 2 weeks of probate court.

I am trying to do this research, so that I can find people who may have been awarded properties via probate court that don't really want to own those properties.

When I went down to the probate court today, they told me that they can't give files out in that manner, and that I would need to provide them specific case numbers.

With that being the case, how would I go about coming up with the case numbers?

And if it's not possible to come up with the case numbers, how else might I go about finding people in this situation?

Are you saying that the numbers I "slip" into the list here and there (that are really going to people I know) should be Google Voice numbers, so that I can hear what they sound like when they leave voicemails for people on the list?
