I am interested in knowing if others have ever purchased a property from a seller that circumvented another's option to purchase that was in place. I have an interest in purchasing a property that another person has an option on. Must I go through the person who currently possesses the option, or is there a way to go directly to the seller?

Thank you Dmitry and Matt. I have not considered the Solo 401k option. I am an agent, but also have a W2 job. Don't know if the Solo 401k is still an option for me.

Greetings BP, I have a SDIRA LLC, with Midland IRA as custodian, that I created to invest in real estate. I have a lender who is willing to give me a non-recourse loan with a 30% down payment in the Bloomington, IL market. Is it possible to partner with another entity, say an individual, that is not a SDIRA? If so, must the loan remain non-recourse? I know that there are disqualified relations (parents and children etc). Thanks for any guidance or resources you can direct me to.

I just set up a SDIRA to invest in a rental property and will be applying for a nonrecourse loan to do the deal. I'm trying to wrap my head around how to do a BRRRR deal with this model. Anyone have any experience doing a BRRRR with a SDIRA and a nonrecourse loan? What were the steps? Thanks for your reply.
