It's fairly common although I would go ahead and cover it with something else such as wall paper or those fake brick/wood panelling boards they sell at Menards

There is an established chain of title, you should be good. Just go ahead and get a quiet title action if you want to on sell it or just sell it 'as is' with a quit claim deed when your specialized use has been completed, there are always buyers for these properties..

So if I just download a quit claim deed from there would it be sufficient? and could I use a notary in my home country as opposed to NY?

Last year I bought a couple of cheap houses in upstate NY and now I want to sell them just to get them off the books.

Normally I do all my own deeds, etc in Michigan, however the process seems to be different in NY.

My question is: Can I issue a quit claim deed off a standard form and send it to the equivalent of a Register of deeds office in NY (And what is the county office which handles deed recording there).

Secondly I've heard that you can only have the document notarized in the state of NY. I live overseas, is it possible to just have it signed locally? This is perfectly acceptable in MI.

Also I've heard that there is a way of transfering ownership where you do not have to declare to the county and just give the purchaser some legal form/deed. Is this possible?
