I would find a insurance broker. We have seen good rates from local insurance brokers often enough to keep using them in the future. They're not always the best option as many must know instead of going direct, however they can get 100's of quotes in a small time frame.

@Isaac Gwin I believe that we need to keep our eyes on the long term. As long as you’re being smart about financing and the building you buy the long term says you will be fine. The market could stay hot for a while and some markets are starting to see higher inventory resulting in a bit of a correction. Research research research

While driving for dollars I found a very nice piece of land in a desirable area for people to live. This property appears to have been abandoned and needs a lot of work from what I can tell from the street. This sits on 10 acres of land in an area where you don't normally get much land with your property. It also has three large sheds in the back yard that can be used for storage or other needs. I'm having trouble finding out who the owner is and as I drive past this property everyday the grass gets longer and no signs of anyone coming in and out. How to I value a property like this with all the extra land and large structures in the back yard? This house is a 5 br 2 bath that I believe will go for around the $360K area after fixed up. This is based off similar sales in the area. How much value does the land add and the structures in the back yard? Any advice on how to find and contact the owners would be appreciated. Also if you have any ideas on how to value the extra land and storage structures.

I'm relatively new to the idea of investing in real estate and have been wanting to do this for years. Thinking it was impossible for someone like me to get into it. I have been reading, researching, learning, and practicing over the last couple months so I can jump on a potential deal if that home run deal comes up. Now the money portion of the business. I wouldn't have the capital to invest in nearly any property, but I do know some wealthy individuals that I believe would invest in me. How to people recommend bring these deals up to people that you know and don't want to ruin any relationships in the process?
