I tend to be a little to sympathetic towards the seller and totally lose track of the how important the numbers are... Thanks!

Okay... so my deal should be structured like this?...

ARV: 58k
Repair Estimate: 11,500
Asking: 29k

That's mean I will have to renegotiate the price with the seller. If I want to make a profit on the deal... right now the contract is signed for 30k, but I know that I can negotiate the selling price down a bit... probably to 25k

I posted this same question in the other forum, I've got a home under contract now what?

So this is what I've done so far...

I created a Facebook fanpage, an ad on ebay classifieds, an ad on Craigslist, an ad on backpage, I've posted the deal in the BP marketplace, and the deal is posted in my local REIA classifieds page. I sign the contract on 28 September, started to advertise it on 27 September. Am I just waiting for call? Or is there more I can do to move the deal FAST?

3/1.5, 1169Sqft, .38 acre lot, ARV: 58k, Repair Estimate: 11,500, and Im asking 39k.

Thoughts?

I can appreciate your concern for the seller, but I don't appreciate your negativity... it's a better use of your time to motivate newer investors, versus providing destructive criticism.

Hey BP Community! 

So I've got my first contract signed, I'll be getting with the closing attorney on Monday. My question is now what?

This is what I've done so far... I created a Facebook Fanpage to market the property, posted it on Craigslist, used postlets.com to post property on zillow and 20 other real estate websites... what else should I do? Is that enough? Am I just waiting for a phone call?
