Laser level comes with either red or green color. The green color is better because you can use it both indoor and outdoor. You can search youtube on how to measure foundation low and high points using a laser level. Easy.

From my experience, honest and reliable foundation company? None. 

You can get an engineering report showing where the piers are needed, just show foundation companies the report. It may cost you $450 to $1000 to get an engineering report.

If interior piers are needed, I would get an engineering report for peace of mind.

Sometimes you can tell only some exterior piers are needed. 

No need to guess or rely on foundation companies to tell you how bad it is. You can buy a green laser level for under $100. Really easy to use. Use it and you gather the low and high points of the foundation in 30 minutes for an entire house. 

If you still have thick carpet or tiles, the reading won't be accurate no matter who does the reading. Demo the flooring first then do the measurement.

In H-Town, there are so many desperate investors nowadays they're buying up properties with minimum or no equity. Something will have to give sooner rather than later. The stock market feels like 1999 once again. Investors who are patient will be rewarded.

Wholesalers will scrub data against DNC and Litigators list. For text messages, they will ignore DNC list but they will certainly stay away from the Litigators list. So if you take your time to really sue one of them, you will get onto that list. Then you will have peace and quiet. Their attorneys are telling them that they will be TCPA compliant if the virtual assistant manually clicks send for each text message.

If you want to cause some pain immediately, you can reply to the text message many times. Each message will cost her maybe 10 cents. So if you can figure out a way to send 10000 messages to the number, just a simple A, B, C or D etc.., it will certainly aggravate the wholesaler.

Age doesn't matter. One time I met a grandma in a real estate network meeting. She was at least 70, paralyzed and in a wheelchair. She was an active investor.

@John Lamb I like to charge a one time non-refundable fee at beginning, plus a $35 monthly fee. I would write an amendment to remove the $35 at the tenant’s request. It’s just the right thing to do. Real estate is easy. People are difficult.

Hi Brandon, I accidentally watched TV show "undercover billionaire". The guy fixed and flipped a house in Erie without knowing the area. I am interested in knowing more about the Erie market.

Thanks @Amy Verges. Great points. I notice you use the term rent/cost ratio. That includes rehab cost so it's better than just the rent/price ratio. For those with 1% to 1.5% ratio, what was the typical appreciation in the past 2 years?

Hi @Amy Verges, I know this is coming late. Were most areas in Baton Rouge flooded several years ago? What rent to price ratio can investors typically get in Class C and above neighborhood? Thanks.
