Yup, the price point of a tankless water heater is higher. But, so is the house I'm flipping in the Old North End. It is a great selling feature; as if a house in that hood really needs one. Yet, the cost can be regained in the sale. Let's face it, what's the difference of $2k when we're talking over $600k? That targeted consumer will pay for the convenience of an hour shower/bath. Besides, these days an energy efficient home is more attractive than an identical looking home with replacement parts.

Is a Tankless Water Heater a good selling feature and cost effective for a Flip in the Old North End?

 Logan - You seem to know a lot about grass but nothing about colorado rivers and water tables. I don't mean to be brash here but, The Colorado River is on the Western Slope of the Rockies and its tributaries are nowhere near Denver.  Besides, Colorado's water table is at 105% (over all throughout the state).  Denver is not on water restrictions.  That said, the weather may change here in Colorado (Global Warming) and we may have a high fire danger season this summer.  But buying the right grass for Colorado is important.  A good Kentucky Blue Grass mixed with a Fescue has worked for the properties I've re-sodded.

Just sayin'.

Hey Megan,

I'm basically in the same boat. I have a condo near Chatfield Reservior. It has a lot of equity but is a rental. A credit union I talked to will only do a 70% LTV, because it's not my primary residence.

Please let me know what bank you find.
