What's a good program or service for email blasts that contain property info, pics and contact info?

@Willie Morgan great that you're looking for a partner to co wholesale man and I would love to help and I do reach out to the Raleigh area but I'm primarily in Greenville. My advice since it sounds like you got all the tools... Jump in and get wet. No better learning then your own experience plus until someone comes along, you got the ball rolling already. Good luck!

@George Maka thanks man. That's exactly what I told him and he passed on the deal which is fine because I have other buyers as well. Just wanted some input. Sometimes you second guess your gut instinct. Thanks for the feedback though!

Have a property under contract. It's a great investment property for rental or even flip. Talked the seller into owner financing which would be a phenomenal flip for any buyer. Anyways long story short found a buyer, gave him all the details he needed to know (ARV, comps, repairs, owner financing #s, rental income, flip profit etc) and he came back with the only way he could buy the property is to talk with owner and gauge how he can "help" him. That didn't fly well with me because I felt he was trying to undercut me on the deal. My question is does that sound fishy or am I just being overly protective of the properties I have contracted.

Hey look guys I'm still new to REI but have been in sales for quite a while. I mean really all of us sale something each day. OURSELVES!! The best tool I found for finding if a seller is motivated is rapport. I love getting on the phone or my preference is being in person and finding out about the potential seller. Asking questions like if they have a family, what's their occupation, what do they do for fun...etc. These are all key points that will lead to why they want to sell. If you truly listen and are genuine, most folks will open up like a book. My philosophy is everyone has a story that wants to be heard. P.S. Laughter is key. If you can make a person laugh within 10 minutes of meeting them, usually you create a strong bond.
