 I was looking through the templates and trying for find a form/template: I need to make payments to contractors for work completed. I am going to give them a check but thought I should be giving them a form for services rendered?

i have a hard money loan on property in fort worth texas. loan will mature in march. i havent received many bites on property. my team is suggesting options because they are having trouble making their share for mortgage: one - get conventional loan to reduce 13% interest and reduce monthly payment; second - extend hard money loan even though they are going to add another 5% at end of loan (will not reduce loan payment or percentage=will increase); third - get conventional loan to pay off hard money loan and take a chance and lease the house; fourth - if i get conventional loan, lease to own to someone who has cash but not credit.

Help. i told them there would be costs involved if i apply for conventional loan. is that true? i just don't want my credit checked over and over again. 

any suggestions on who to contact?

Are there any meetings in Dallas area? I live in Bishop Arts area and missed the last meeting in Richardson. anything coming up?

has anyone had positive/negative results in dealing with a company called 212 Loans? They are connected with NetWorth Realty. i am considering them for my first experience with hard money loan and thought i would get feedback

okay thanks. i heard i could apply on line for LLC. I will try that, but also go ahead and apply for the loan.

need some guidance. i am working with a team - very new at investing. each of opened a dba. now i am going to get the hard money loan for our first purchase. here is the question/questions: 

  1. 1. should i open an LLC before i make the application?
  2. 2. if i go with the dba i already have and try to open an LLC how long does it take?
  3. 3. i was told an LLC is a good idea in case something happens to someone while the rehab/wait is going on.
  4. 4. should i get all team members on the contract? 

like i said. very new.

i recently joined BP and have been attending meeting held by Dallas REI. Are there any meetings for Oak Cliff/Grand Praire/Cedar Hill area?
