@ Brandon Beatty not sure honestly about the appraisal but the building it's in good condition.   How does that work?  Most banks I've dealt with base the loan on the purchase price and takes the value into consideration to make sure it supports the price

I do understand regarding the risk but the building has a great cash flow and I am trying to be creative.   The seller is motivated

The seller holding paper is willing to be in 2nd position

I'm trying to structure a deal where the seller is holding paper for the 20% out of the 80/20 split or another creative finance option.  It seems like most lenders don't want to allow this option
