Looking for a lender to do a commercial deal that will give guidance along the process of financing. Looking for Investor Loans with no personnel guarantee and at least a 85% ltv. Any help would be greatly appreciated.

Thank you for the post, I have done residential investing and a little new to commercial, I appreciate the comments I made the post after I found an agent that has done only residential. Know I am working with her to get the commercial deal done. Just looking for a little help when I first started, everything is going working with a broker for the lending part and hopefully this will be done in a couple of more weeks. Should there be any contract clauses and if any what type of down payment should be submitted with the contract. Unlike residental a deposit is required when the contract is signed does that also go the same with commercial. Any ideas on how to raise substantial amounts of money for the down payment if needed. Also when i get more details what is a good way to structure the contract for purchase.

Thank you for your reply, I have invested before only in residental and also residental mortgages. I have a potential 2.2 milllion apartment deal that waiting on all the financials from the realtor and then to a mortgage lender. But from that point i need some guidance from that point to make this a good investment. Any help would be greatly appreciated on this acqusition.

After you find the owners of Apartmnet Owners that are motivated to sell, however they are listed with a realtor. What are the steps to needed to get in touch with the owner and what paper work is needed to get the ball rolling.
