Hey y'all, curious to know when talking to a seller for a wholesale deal, can i put a house under contract that is in foreclosure or they owe money on the house and other things of that nature?

Full disclosure I am not a wholesaler, just my thoughts.

Awesome advice! i like what you said about the deal meaning more than location. I can dig it. Just have to continue to do my research on estimating costs and ARV and what not. Thanks so much Matt!

Ok ok. I like it. What do you think would be the best route to learning the technique? So many unknowns when rehabbing a house.

Hey all, my name is Cam and I am just getting into the Real Estate game out here in Richmond, Va. Looking for advice on whether I should just jump right in sending mailers and all that good stuff or continue my education with a good program? Also curious if anyone recommends any good investor friendly title companies out here. Cheers.

Hey all, I'm Cam and I'm just getting into the Richmond, VA wholesale game. I have been doing a tremendous amount of learning and trying to find a good program to join. But... I am curious if I should just jump right in and start sending out mailers, driving for dollars, etc... Any thoughts or advice would be forever appreciated.
