Hey BP Family,

Just wanted to drop in and share some of my heart with you all. I am now taking the steps to bring my Life to Life. I want to live the life that I desire to live and one of the avenues I want to uses is Real Estate. I want to be able to help many Men, Women and families one day own their own home. It can be brand new from the ground up, or it can be a customized fix and flip, but either way, I am going to help change the community landscape here in my local city.

But here is where I need help. I need to team up some some people to help me build some capital. I am still learning a lot about real estate(s), fix and flipping, arv's, loans, mortgages, heloc's and all the jargon that comes along w/ this venture.

I need a mastermind group around me that will help me. I don't mind putting in the work, or the time, I just need to start making some moves like asap. I need personal investors to help me get things up and going to which i can pay back, and then investors for RE purposes. 

If you have any advice, it will be gladly welcomed... I want to push myself to get a home under contract, and get advice on what is the best option to take as far as fix and flip, or fix and hold...

I'm ready to change my life, so I am taking the necessary steps to reach out to those smarter, wiser and more developed than I to get the proper teaching, advice, and coaching that I need...!!!

What do you suggest I do...?

Quick Question, do you know of any great hard money lenders here in Central florida that work well and close with first time rehabbers, such as myself. I am finally making a move to do some rehabbing myself and I need some help, advice and some credible sources to go to that can and are willing to help me. thanks

@Andrew Postell.... after looking at the comps sold in the subdivision/ area (same size, rooms, etc) in the last year the ARV = $77,000

@Chinmay J. Hello Sir, I will be taking my state exam within the next two weeks here in Florida. i will go and check out the comps as well.

I pray your contract deal goes through successfully...!!!

I can and am going to begin purchasing homes and some i may assign depending on how i feel about the property.

@Andrew Postell, Hello Sir. Ok The assessed Value of the property is: $28,102. i will estimate the work needed to be done is about $20,000 (that's an over budgeted estimate, just wanna make sure i have enough). The seller is out of state, i have talked with them about selling, they are 85% sure they want to sell. i want to fix and flip to get me some capital, or i could rent it out.

I just want to maximize the potential of the property. So advice there would be welcomed as well.

Good Evening BiggerPockets Family, 

I have a question, So I have found about 65 houses in my little farm area and I want to purchase some of them. 

How do I determine what I will purchase the house for and/ or even offer the Owner for the House? Meaning can I take the assessed value of the home and multiply it (the assessed value) by .60% and make on offer? or what?

I want to push myself to get 2 houses under contract this week, and make my 1st deal(s)

@Ryan Jenks, hey Bro, welcome to BP....have you looked into FLORIDA Investments...? Its a very green Pasture out here, especially when it come to APARTMENT COMPLEXES. The rental industry out here is booming like crazy.
