Post: Overwhelmed, but still ambitious!

Investing in real estate can be overwhelming. Back in December of last year, I remember being excited about real estate investing then. During the excitement phase, I read various books on REI. Particularly, I read those that were published by Bigger Pockets. FIVE months passed as the reading continued, but no tangible progress. The informatIon overload, lack of patience, and not knowing the proper steps made REI overwhelming. It became overwhelming that I decIded to not continue the path of REI. However, today I’m back here to give it another try. But I have a question. How are you dealing with the overwhelm?

Jody Schnurrenberger, thank you for your extensive description. I agree with what you shared, particularly the “trust” relationship you must have with an agent. Speaking freely about one’s strategy with an agent is critical. I also understand Thomas S. strategy along with Alex Huang “double checking” yourself method.

 Thank you for your help offer. Before I call you, I have few questions for you to address here. 

1) profit margins, what is a good source/way to estimate a reasonable margin/range? 

2) Hybrid contract: where can i find an example/template of such contract? Currently, I'm educating myself on contract clauses and possible addendum(s) that are expected in the real estate world.

Thank you for the insight. I have not thought of the auction route, honestly. But, I'm now intrigued by the information you have provided, especially the 50 properties search/analyze assignment. And going to 5 auctions per week would be practical. Is it possible to do that with a 10-6 job?

I also did not think of expanding my research to include land...etc. However, most of my current research is focused on "Buy and Hold".........not any more though! Thanks to you, i'm switching my focus on CASH buying.

I'm glad you are leading the spearhead into Passive Income as a college student. I've read about estimating for fixes. One unique way of estimation is to consider one major repair only (Roof or HVAC, which tend to be a high cost when compared to other fixes) that is needed for the property you are looking at. This requires you to do a quick search for brand new (Roof, HVAC.) and get a quote/feel of what is a normal charge for that. Your numbers will be on the conservative side for sure. I also suggest you go to a property to tour/see so you can get in the habit of spotting possible damages. And seeing properties is critical because more repairs needed lead to more negotiations with the seller for a better deal. Remember, repairs are not always a headache. Repairs can increase your cash flow significantly.
