It's not so much being "high tech" as it is having a string of emails and a time-stamped paper trail. Email communication was just fine early on in the business relationship when they were competing for our business.

Three weeks go, we severed ties with a contractor for several reasons, mainly poor communication and reliability issues. We've been asking for the final bill from them ever since and got an email back two weeks ago saying it was going to be sent out that day. Last week, we sent another follow up email with no response. Friday came around, so we emailed multiple people within the company that basically said "please send us a final detailed invoice within 2 business days, or we will send a check based on work completed and prices previously quoted." They sent us a detailed quote for the work that would be completed before they started, so we know the agreed-upon costs except for the cost of additional materials that they did purchase. We just want to pay them so we have a better handle on the exact budget we are working with for the rest of the project. I've never come across a company that did not want to get paid for work completed! What would you do/what have you done in this situation? How should this be handled moving forward? Thanks BP!

Hey @Mark Spivey ,

We had similar track-lighting in our kitchen and actually just had it replaced this week. I absolutely hate electrical so we subbed it out. We went with three can lights strategically placed for better lighting in certain areas in the kitchen and pendant lights over the island.

Hey BP!

My name is Matt (26), and my wife (26) and I are getting ready to start investing in Real Estate within the next year. For the past couple months, I've been reading BP posts, listening to BP podcasts, and reading everything I can get my hands on.

I've always been intrigued by Real Estate, and we purchased our first home in Avondale (about 12 miles west of Downtown Phoenix for those unfamiliar with Phoenix suburbs) almost 5 years ago as a rehab project. It's been a whole-home remodel and has been an incredible learning experience on all fronts. 

We are nearing completion on this project and plan to sell within the next year and use the equity for fix & flips and eventually some buy & holds. I'm also seriously considering getting a Real Estate License in the next few months. Any Realtors in the Phoenix area have recommendations on schools?

I've used Credit Karma, Credit Sesame, and Quizzle.com for about 2 years to monitor and track my score. Account balances are pretty accurate on all 3. Quizzle seems to be the most accurate and you get a free, full report and "score" update every 6 months. The scores are all over the board and not 100% accurate but they do give a general idea. I would equate it to using a Zillow Zestimate to figure out a home value.
