Wow those giant luxury buildings, and possably changing 2 yr to 3 yr, are big time game changers for the inventory of 100 year old duplexes.

I’m diggin this student rental by SU.  Obviously over-improved compared to others but could use that to advantage and get higher quality tenants.  

Is there quality property management in the area for 10%

If it ends up near me in northern virginia, montgomery county md or DC, I would buy another rental or two for long term buy hold.  

Anybody done this, did it really save a you a lot of money, did tenant negotiate tough or was easy to reach an agreement

I respect Mr. Santarelli for the time invested in his podcast; if you listen start to finish you'll basically have everything you need to know about turnkey investing.  However that should be balanced with the many threads on bigger pockets forums warning of the pitfalls of turnkey investing.

The San Andreas fault is long-overdue for a serious seismic shift. Your looking at 7.9 maybe 8.x quake.  I would not put my money into real assets in that part of the country.  Invest out of state in a quad so you have a place to live during the rebuild years.

I see those from time to time and have wondered how it would work out.
