Anything over 1% is officially bigger pockets approved. 

If your talking about cashflow property in Ohio for $30k and get $700 in rent for a 3/1 then who cares if you sell for $30k in 20 yrs or $20k, you have moved $168,000 in gross rent, $84,000 @ 50% expense.

This is a joke right?  Toledo is on fire?  

Property management does the work, I collect checks, no pain here just smiles. 

I live by you in Gaithersburg and buy houses for cashflow in Toledo, now up to 6 doors there. I enjoy cashflow since in our area its limited. However I also own appreciation properties in Arlington near HQ2 so I assume my portfolio is decently balanced.

I just bought a duplex today by the university.

If you look at this post there are maps posted with red outlines of good areas to invest.
