I am looking for wholesaling mentorship in the Pittsburgh area. I sent 100 letters out to absentee owners, saying I wanted to buy their house. I also hung 100 bandit signs. I got about 30 calls. All of the calls that came in said that were not interested in selling but, since I sent them a letter stating I wanted to buy it, they said "How much you gonna give me for it"? I did not get one motivated seller. Im spinning my wheels here and running out of the money I put aside to start my wholesaling business. I have 1100 names left on my purchased list. I am not sending the same stupid letter. My letter needs revamped in a major way to weed out all the people wasting my time.

I am looking for a mentor that can help and guide me with wholesaling . I am willing to split 50/50. One of you seasoned wholesalers probably could of made something happen out of the 30 call I received. Any suggestions BP?

I am wondering if anyone knows what the average cost of digging up an old septic tank and replacing with a sand mound or if I can, a new septic tank. I live in the Pittsburgh area.

I have a property that has a land contract on it in the Pittsburgh area. Who do I contract with , The actual owner or the guy who has a land contract with the actual owner? It has 5 bd 2 bath. He said he will take 45k for it. I haven't even started this process yet. I just hung the signs. I am scared as heck. I couldn't even answer the call. I just let it go to voice mail then called him a little later. Lol. So what do I do now? Im excited but scared. Please help!

Not much info about contracts to wholesale a property in PA. People mention contracts here but not in a step by step method. I would like to really concentrate on this area. I think that the contract, closing, hand money, liens, back taxes, etc needs to be better explained, (to me anyway) I just wanted to know how to keep things running smoothly and professionally when you get your first deal. I don't want to look like I don't know my (donkey) from a hole in the ground. Any feedback would be greatly appreciated.

Anyone know of a lawyer in the Irwin or Greensburg area that will help me form an LLC? I do not want to go to Pittsburgh when I am only minutes from Irwin and Greensburg. I need to form this LLC right now. I am willing to pay within reason.

I just want to know how do you Bigger Pockets Members keep a full time job and exercise regularly while trying to invest in real estate? I am new to real estate investing and have a full time job that I can not quit yet. I started working out 4 days a week. I have been sticking with it for a year and a half. Now I would like to start wholesaling too. How do you guys time budget these 3 things?

I just want to be a flipper of some sort, except I don't want to do the remodeling. I had enough of that for a life time. I am edumakated in real estate somewhat. I had a real estate license long ago and had some rentals. That was all 10+ years ago. I was partners with my brother and things were going well, till a severe medical situation occurred in my life. I sold my rentals back then and took care of my family member. That was the only thing on my mind. It took a couple of years to regain his health. He had a severe brain injury. Now he is back to normal, and in fact he is my partner. He is my son. He is now 24 years old. I love him dearly, even though he knows everything.. lol..He is so excited to do wholesaling. Yes, we want to wholesale and flip properties. We have enough money set aside for a good 6 months of marketing. Im trying to start some kind of plan and be a help to people and not a pain in the butt. Thanks again to all of you!!!!
