I am getting my texas real estate sales person license, looking for broker sponsorship.

I have found couple of broker sponsorship online, such as champion, Texas home realty, they all have yearly membership and per transaction fee by tier. The fees are affordable.

I am just wondering is there any broker here or can be recommended is will to sponsor with the competitive rate and also willing to mentor in some ways?

Since the LLC will be the lessor, how is it going to be signed? Do I personally sign the lease contract as the representative of the LLC or do I need to get a seal for the LLC and use it on the contract? I am not sure how it work in practice.

I have a rental property under my name. I plan to have a LLC sign the rental agreement with the tenants. I am the owner for the LLC.

I will issue a management agreement between me and the LLC.

Do I need to present the management agreement to the tenants?

Yes, you can do that. You should also be able to deposit checks made out to you directly into your LLC bank account. I have a property owned in one LLC, all checks are made out to me and I deposit to an account with a different LLC. I've never had any problems.

If you're worried about liability then money-handling isn't going to matter if the property isn't deeded to the LLC.

I setup LLC in TX. What tax do I file? Franchise tax? I think the threshold for gross income is setup at $1,000,000. If I sold property at $1.5M, profit $200K, do I need to pay franchise tax on the LLC?
