@Mike Schorah yes and it works great for me. You need to run through thousands of numbers not just 100 to get results.

Hand dial will be tricky at this point. You def need to use a software (there are several out there) and you WILL struggle with being marked as spam but as long as you change your phone numbers often you should be fine. Software Dialer companies will help you with that.

Make sure you do LOTS of sourcing for numbers to call. For that Propstream can help. Reach out for any questions

Hi Ed.   Is the seller will be also guaranteeing the loan?  Or the seller would be giving a second mortgage to you using the second lien position?

Hi buddy.   Foundation can be tricky...  Call Alex Gantt from DryPro.   These guys are very good.  Not the cheapest, but he will come and do a free estimate for you and will sit with you and go through the scope.   Very patience guy and can be creative based on your needs.    Most important thing in foundation:  Warranty!  They provide warranty to all their work.

Tell him that Avi and Moshik from Atlas Residential sent you, maybe you'll get a special price ;)

Hi @Scott Patterson.  Mainly consultation at this point.  Looking at specific non-performing notes and need to understand and confirm state laws regarding contacting borrower, bankruptcy proceeding as well as verifying misc. due-diligence items we discovered such as position of loan, verifying back-taxes, etc.

Hi everyone.  Just throwing a line saying hi to this magnificent community.    

I am living in NYC & specializing in representing outside investors on development projects in Manhattan and the boroughs.   I put the entire design & development teams together, get all city approvals and then manage construction of high-rise residential buildings, hotels - and recently even industrial - ground up projects.

On the side (much more than a hobby at this point) I am investing with my super talented partner and brother from a different mother @avihay ohana (also a BP pro member) in the Charlotte, NC area.     

If anyone in the community ever needs an opinion about an investment in greater NYC area, breakdown of good or bad neighborhoods, pricing or simply have me physically go and check a property for them free of charge (& zero competition, I promise, lol) feel free to reach out!
