Hey bigger pockets fam. Happy Spring! 

I am beginning to learn different prospecting ideas from the training at my brokerage. However one of those techniques IS NOT cold calling. However, I'm not afraid to cold call so I wanted to add it to my idea list. Now I know that we cannot make phone calls to people who are registered on the National Do Not Call Registry. How do I get access to that list? Is there a service I must sign up for? I searched the website and it says to call a number. That number doesn't help. It also says I can register as a telemarketer and I need EIN number. But that doesn't apply to me either. Any help is appreciated because I think this is a good prospecting method and I don't want to give up on the idea!

I love putting my questions here because I receive so much great feedback. Well I have been licensed for a little over a month now. I have been told to start using EDDM (Every Direct Door Mailer) and I can not figure out how to print my flyers. This may be silly, but I have no experience what so ever in marketing, real estate, content creating, etc. I created a flyer from a googled website. It says my flyer is 6.5"X9". I assume I need to go get printing paper (card stock??) making sure its the right size. I will be printing from the computer at my brokers office. The administrator says "use Avery and if I use the smaller size, I can get 2 per postcard sheet, maybe 8.5X5 or something".

I am so lost and need help. Thank you all

As of yesterday I am officially a licensed Realtor! Very excited about this new journey, however I am a newbie to real estate investing. When I began learning about real estate last year, I know I wanted to become an investor. A couple months went by when I learned about different investing strategies like wholesaling and fix & flip. Then I started to question if I should just obtain a license so I could have access to MLS, networking events, meet people, contractors, roofers, etc..

Now I am licensed. I want to see where this takes me. I am learning how to actually be a "realtor" and not just investor. However, investing was my ultimate goal. Im hoping to use what I make selling homes towards my first investment property. But since I am still very new, do yall think it would still be a smart idea to find an Investor Friendly Agent? One who already has been in the business and has investment properties themselves. Should I do this sooner or later if I want to accomplish this goal a year from now?

Hello, so happy I came across this post. I have not sold or bought any real estate. Im just getting into it. Last year I spent all my time researching how to being investing in real estate. As it seemed like a lot of information for me, I felt like I would need a realtor on my team. I know I would need to be able to understand those forms and have access to MLS and be able to know and network with other agents, contractors, etc., easily. That convinced me to get my real estate license. Today I just received my license # from the commission and I'm so eager to get started.

It seems like you made the right decision. Your business seems like its doing great and you took the perfect steps to get you to where you are now. But how did you know what information to teach yourself first? I want to buy and hold, actually start my first investment property house hacking. The location is what I'm stuck on. Also figured the courses from the company would help me. 

I think there's tons of benefits to being your own agent.

I would have loved to start some open houses or start working at a property management company, but my broker said I can't do anything without my license. So....

Hey Brandon & others, Im also in the same boat. I lost my job back in October. I've been focusing on real estate since last year and I really want to get into it. At what step are you in on securing your real estate license? Good luck on that! I just received my license # from the commission and I'll see the physical copy by next week. I actually have been doing door dash and instacart very often. I totally agree that a W2 job would take away from focusing on real estate. I want this to be my full time career. Hope things get better for you and you're licensed so you can sell some houses:)

My lack of knowledge. Im currently learning about first time home buyer programs seeing what they have for investors. I also want to get more skin in the game. I just got my real estate license today!

@Erin Kreiger Soo much great simple info, thank you! My SOI is kind of small and I think this is what scared me initially, just knowing I only have a few people to reach out to. But now I realize, just ask. Like you said just mention it and let them know I’m into real estate. If they’re not ready, remind them to think of me.

And I never know, they may reach out to their friends and family.

So I totally agree with you. I’m certainly going to be talking about it more. Also with open houses. I’m still not 100% clear on how the pandemic is affecting this business. But my broker said it’s all virtual as of now and no ones hosting open houses. I’d love to do that, I think it would make me a little more comfortable too.
