What did you end up doing regarding purchasing a primary residence and a rental? I'd love to hear how that went and what lender you used.

We have a 3/2.5 townhouse built in '05 rented at $1250 with a long-term tenant. We have a friend who runs a property management company that tells us we're fools for being that low. He said he lists a 3/2 at at least $1300, and everything he lists gets snapped up so fast he's probably under what people are willing to pay.

To us, the loyalty of the tenant is extremely valuable, and they're great tenants. We may raise up a bit when the lease expires, but we're pretty happy right now.
