@Moises Carlos Do we need E&O insurance or does he need to carry workers comp for me if he hangs my license?

@Thomas Kulinski the exam wasn't too bad- I used Allied for my classes and purchases their exam prep that was practice tests only. I would recommend doing the mock exam multiple times. Once you identify what areas are your weak spots I would go back to the chapters and refresh. When taking the exam make sure to watch out for "except" and phrasing like that. Also, when you take the mock exam you'll start to notice a pattern within the answers- I found those to help when I was stuck on questions.  Hope that helps. Good luck!

Hi BP community,

My fiance is a licensed broker and I just passed my salesperson exam last week. We are planning on having him hire me/ hang my license so that I can began working on submitting offers for our personal investing. We aren't exactly sure what we legally need to have to make that happen, such as the kind of insurance, if he needs to have a company vs sole prop., and any other formalities. Any insight would be great.

@Manolo D. 719 Freeman is a 2 bed 1 bath- I think it is showing up as 4/2.5 because the entire duplex is that. The 2/1 is priced higher because it also includes a 1 car garage and laundry.

@Account Closed I have found a vacant house with a tax lien on it and am looking to contact the owner to see if he is interested in selling. I wanted to see what advice you have regarding that initial conversation and the best way to approach it.

Hi @Ryan R., I used to work for a residential company in San Diego called Shear Force Construction. I recently switched jobs because I moved to Newport Beach but would highly recommend giving them a call. They are quick, fair priced and have quality workmanship. I personally worked on multi-family projects with them so they definitely have experience with what you are looking for. Sean, , by your tenants sending in payment in response to the contract you sent them, they are agreeing to the contract. It is considered an implied contract in this case (by CA law at least). That doesn't answer your question of how to handle that specific behavior but from a legal stand point they have not anything wrong by not signing the contract since they made the payment.
