@Patrick M. I like your take on this as a good selling point! I will definitely do my home work. This area I live in is mainly duplexes so I’m sure it won’t be difficult to find out!

@Cassi Justiz I did not think of that! Thank you for opening my eyes. I was more or less thinking about it as providing a one up to competitors, but did not think about the risk involved!

Good Monday Morning BP, I just closed on a duplex I’ll be house hacking on Friday. When we were doing the due diligence we skipped over that there was only one meter for water to the property. I’m sure most are like this and it’s not a huge deal, but how should I handle it? Should I charge a little extra on that side to cover some? Is there a simple solution? Thanks in advance! -MM

@Michael Pearse thank you for the quick response! Yeah I’ve been going back and fourth a lot, for the safety of myself and family. I know with screening a good tenant nothing should happen, but you never know how crazy people get when it comes to things like late payments or evictions.

Hey BP, I am moving into my second investment property which is a duplex, and I was wondering how people would handle the tenant on the other side. Would you tell them you are the new owner, or just give them a number to reach me and tell them I am just renting that side I live in? I also would like to know if I added security system to the whole duplex, how would you go about it? Thank you in advance!

Hello all, I have one rental property under my belt and coming up close on closing on my second property which is a duplex. I’m thinking about providing a cleaning service and lawn care service with no choice, to ensure the property stays up to par. I would really love some opinions and advice on the matter!

@Shiloh Lundahl great read! I stopped investing in my 401K beginning of 2017. I think it is another way to keep people down instead of help them grow and teach them financial education.
