@Denise Oatneal you can just use any old skip tracing service, they still work. Batch skip tracing is what I preferred… Things like list source no longer are available to SC, but some how propstream still works.

@Joel Douglass propstream works great. But I’m going to imagine it’s going to get harder and harder to get a list export service in South Carolina.

No, I think thats reasonable personally, espeically considering that you're in california i'd imagine your price point is much higher. do they count the 50/50 broker leads into that cap? or can you cap those at all? most brokerages won't let you cap on the broker supplied leads from my research.

My personal opinion is that is very reasonable. Especially if they are providing a good volume of leads of decent quality. 

I think a more important question to ask is what type of support do they offer you? Do they have inside sales people helping you nuture leads? transaction coordinators? in house marketing staff? When you're new, the biggest thing you need is systems, and a brokerage that offers those things will have a system in place to make you successful. Trust the system! I've found if you have a decent personality and business sense, that more sales doesn't come from a sales course but from systems. I think new agents often care too much about the splits and caps when they should care about the other stuff I mentioned.

@John Underwood Agreed. Facebook marketplace and Craigslist hvae been amazing... The sweet spot is trying to find a new construction neighborhood where the homeowner couldn't get the applicances they wanted when they built so they bought new appliances and trying to get rid of their brand new appliances that came with the home.

I wouldn’t get your license unless you’re doing a deal a month. Besides a good agent can really be a great asset. I got my licenses cause I struggled to find a investor friendly agent, but I’m also pretty social and realized “oh crap, I can make money selling homes” so it’s been good for me, but if you don’t enjoy being social and dealing with other peoples emotions I wouldn’t do it just to save costs.

Hey Chris, welcome to BP! I'm in Greenville as well i'm a realtor but I also wholesale. I typically send out a email blast to my buyers list and post in a few facebook groups the details of the property I have under contract, and either have 1 or 2 open houses that i have all interested buyers come at once to see the proerpty. This way the owner of the home isn't constantly having to come and go from the property, and i can get all showing's/inspections done in 1 day. 

As far as talking to the seller, my policy is transparency. I tell the seller how the process works and I make sure to tell them that I might assign the contract to a fellow investor, in case I can't personally buy the property.  (I always try to buy the house myself, but wholesale the ones I won't have time for, or can't line up the money for) 


one of my favorite resources for learning more about wholesailing is the "real estate disruptors" podcast with Steve Trang. Tons of good information there. the Local UCREIA (real estate investing club) is doinga  virtual meet up next week where a wholesailer from ohio is speaking, you should attend. I think your first meet up is free.

Hey @Rushi Sathi i just did a brrrr in Greenville. I bought it right off the MLS for 75k, put in 32k in renovations, and it just appraised at 136.5k, allowing me to take out 100% of my money plus my down payment and make the glorius infinite cash on cash return..(i'm pretty pumped) i'd be happy to chat and go into details.

southern first is solid, i personally use mortgage brokers vs banks, but southern first is great.
