Hi BP Community - does anyone have more information on 203b loans? Specifically, the process of using the loan for rehab and the steps needing to be taken once repairs have been started through completion? I cannot find a clear step by step process out there for this and figured this would be a great place to ask! I know you have to use an approved contractor for repairs and cannot do the work yourself. Also, who decides what repairs can be done? I assume this is not up to me, the buyer, but I could have read that wrong. Thank you in advance.

Hi Theresa - thank you for the reply! The utilities were in the tenants name, so of course I did not find out about the last reading and move-out fee hanging out there until the final notice, even having called the city multiple times to make sure things were all set. The remaining balance if I do not pay it will be added to my property tax bill. In your experience, has even mentioning small claims to the past tenant made a difference? I see that it would be a cost of roughly $45 and my time for the hearing. I truly am learning here and appreciate any information you have! I messaged the tenant last week and he claimed he forgot and would take care of it. Obviously that is not going to happen. Thanks again!

Hello BP Community - Does anyone have experience with how to handle past due utilities from a renter that has since moved out and will not pay the move-out fee and final meter reading on their account? I realize this tenant should have signed a landlord affidavit, but I was unaware this existed prior to this situation until I received the "final notice" on his account. This is in Michigan. At what point is it worth the cost/process of small claims court? I already used the renters security deposit up fixing damages to the property. Thanks in advance.
