Im considering selling a SFR with good tenants, but I know that I will be really inconveniencing them both with showings as well as with a possible move out if the buyer is an end user.

Anyone have experience with this and can guide me on how to get them on board?

You mean a HELOC? I understand that Heloc on investment properties can be expensive?

I have 2 SFRs that are performing well, appreciating nicely but I'm itching to get the capital out of them to scale to bigger deals. 

Doing a refi now would move me from a 4.5% interest rate to somewhere in the high 7% to 8% range, so I am thinking of potentially selling. (even though buying something else would also put me at the same rate)

My understanding is that an owner occupier would pay more for the property than an investor, but i  have leases that end in September, which is not the best time to sell. 


So my questions are,

1. what are good strategies to SELL your investment properties?

2. should i wait untill interest rates come down?

Wait 3-6 months. Prices are still dropping and you will be well positioned to pick up a property all cash to BRRRR

Im not a syndicator but you might want to consider passive investing with a reputable syndicator

Looks like a hot mess to me.

Under estimating closing, rehab, and holding costs by a combined 20k at least! 

Also, your profit margin, even with your assumed numbers is way too small. 

SKIP!  Run away!

Do you have a different way of analyzing the numbers on a property to see if it is a good investment?
